What is covered?

Emergency: the result of a sudden and unforeseen incident at the property which immediately exposes you or a third party to a risk to health or creates a risk of loss or damage to property or renders the property uninhabitable.

Essential services: failure of mains drainage to the boundary of the property, water, electricity, and gas within the property and the main source of heating where there is no alternative and is necessary to prevent an emergency.

The policy is designed to minimise damage and inconvenience - you do not need to wait for damage to actually occur following an incident before you call for help and advice. Prevention is better than cure!

Examples of emergencies and failures covered:

• Unforeseen roofing problems e.g. storm damage
• Leaking pipes and radiators
• Blocked drains
• Central heating or boiler failure
• Gas or electricity failure
• Broken windows or doors
• Hot water failure
• Vermin such as rats, mice or wasps nests inside the main dwelling
