Preventing water damage in your property
Your guide to preventing water damage inside your property
There are a number of rooms within your property which include major appliances, which are connected to water supplies:-
The Kitchen
The Kitchen is as you would expect a place with quite a lot of water pipes and it is therefore important to ensure the appliances are up to scratch within this particular room.
Dishwasher
- Look around the base of your dishwasher to ensure there are no visible leaks
- Check for any leaks under the sink, particularly where the hose is connected to the water supply
- Check if your flooring and cabinets are discoloured, warped or stained
Fridge
- If your fridge has an internal ice machine, ensure the hose is securely attached to the water supply
- Check for any wet spots on the floor
Sinks
- Check the pipes under the sinks for any leaks
- Slow-draining - this could be a sign that your sink is blocked and needs to be cleared
- Replace any old or deteriorated sealants around sinks
The Bathroom
The Bathroom is another place where water damage can occur and it is therefore important to ensure all water supplies are thoroughly examined:-
Showers/Baths
- Replace any old or deteriorated sealant and grout
- Check your walls and ceilings for any stains and areas which may be slightly softer than usual - this can be a sign that a broken water pipe is leaking behind your walls
Sinks
- Check pipes under the sinks for leaks
- Slow-draining - this could be a sign that your sink is blocked and needs to be cleared

Your guide to preventing water damage outside of your property
Not only can water damage occur inside your property, it can also occur outside too! So always ensure both areas are checked regularly:-
The Roof
- Replace any missing/broken/cracked shingles
- Keep your roof clean and free from any twigs or leaves - this will therefore enable appropriate drainage
- Clear gutters regularly - if these are blocked this can cause leaks within your walls
- Ensure sufficient air flow through soffit and roof vents, not only cam this prevent water damage, this can also extend roof life
- Clear moss and molds from the roof top - if required, consult a professional roof cleaning company
- Flat roof checks - it is good practice to have flat roofs checked every 2 years to ensure they are still water tight
- Roof inspections - to ensure the flashings are still water tight around the roof and chimney
There are a few helpful tips to remember overall:
- Before winter arrives, disconnect all garden hoses
- Replace any old or deteriorated sealants around windows and doors
- Boiler inspections - have an annual boiler check before winter
