What is covered?

Emergency: the results of an incident which immediately exposes the insured flat owner(s) to a risk to their health or creates a risk of loss or damage to their property.

Essential services: failure of mains drainage as far as the boundary of the home, water, electricity, gas or other main source of heating where there is no alternative.

The policy is designed to minimise the damage and inconvenience - you do not need to wait for damage to actually occur following an incident before you call for help and advice. Prevention is better than cure!

Examples of emergencies and failures covered are:

  • Unforeseen roofing problems e.g. storm damage
  • Leaking pipes and radiators
  • Blocked drains
  • Central heating or boiler failure
  • Hot water, gas or electricity failure
  • Broken windows or doors
  • Hot water failure
  • Vermin such as rats, mice or wasps nests inside the home.

If the flat is uninhabitable overnight, the policy will also meet accommodation costs up to £100.

Naturally there are some incidents that are not covered. Examples are boilers that are not subject to annual maintenance contracts, vermin outside of the home or personal electrical equipment. However, while our policy will not cover costs incurred by repairs, our advisers will still be happy to offer telephone advice.
